Garage Door
Ripped Weather Seal Repair

A ripped, cracked, or flattened garage door weather seal is more than just an eyesore. It’s an open invitation for rain, cold drafts, dust, rodents, and insects. A damaged seal compromises your garage’s insulation, drives up energy bills, and leaves your stored items vulnerable to water damage and pests.

At Simple Garage Door, we specialize in replacing all types of garage door weather stripping. This includes the bottom seal, the side and top stop molding, and the retainer it sits in. We provide fast, same-day service throughout the Bay Area to make your garage weathertight again.

The Telltale Signs of a Bad Weather Seal

A failing seal is easy to spot. The damage is often visible, and you can feel the results.

Symptoms of a Failing Seal:

This is the clearest sign. With the garage door closed, look at the bottom and sides. If you can see daylight shining through, your seal is gone.
You feel a cold draft standing near the door. After it rains, you find puddles, damp spots, or trails of water seeping under the door.
You find rodent droppings, chewed items, or see insects inside the garage. A ripped or chewed bottom seal is a common entry point.

Can I Fix It Myself?

For many homeowners, yes, this is one of the more DIY-friendly garage door repairs. However, it can be tricky, and calling a pro ensures it’s done right.

Safe DIY Checks:

  • Identify the Seal: The bottom seal slides into a metal track called a retainer. You need to identify the type (T-shape, U-shape, bulb, etc.) and width.

  • Attempt Removal: The old seal should slide out one side (you may need to remove screws). If it’s old, it may be brittle and break off in pieces.

  • Clean the Retainer: Use a putty knife to clean any old debris out of the retainer track.

Why You MUST Call a Professional

  • Damaged Retainer: The metal retainer track that holds the seal is bent, rusted, or damaged. A new seal won’t work if the retainer is bad.

  • Stuck Seal: The old seal is rusted or “glued” in and won’t come out without a fight.

  • Top and Side Seals: Replacing the wood or vinyl “stop molding” on the perimeter requires precise cutting and nailing to create a tight seal without making the door stick.

  • Unsure of the Part: If you buy the wrong type of seal, it won’t fit or will fall out. We stock all professional-grade types.

A Seasonal Warning for Homeowners

The cold temperatures make old rubber and vinyl extremely brittle. When the door closes on an uneven surface (like a small chunk of ice), the brittle seal will crack or shatter instead of compressing. This is also the time of year when rodents are most desperate for warmth and shelter. They will target a small tear in a seal and chew it into a large hole to get inside.

Frequently Asked Questions

Why is water still getting in with a new seal?
If you have a new seal but water still gets in, the problem is likely your concrete. The garage floor may be sloped towards the door. In this case, you may need a "threshold seal" in addition to the bottom seal.
What's the difference between rubber and vinyl seals?
We almost always recommend EPDM rubber. It stays flexible in extreme cold and lasts longer. Vinyl seals tend to get hard and brittle in winter, leading to cracks.
Can you stop mice from getting in?
Yes. A standard, well-fitted seal is the best defense. We also offer special rodent-proof seals that are reinforced with a material that rodents cannot chew through.
Should I replace the seal on the sides and top too?
If you can see daylight around the perimeter, yes. Replacing the stop molding on the sides and top is the finishing touch to make your garage completely sealed.
